The demand for garden rooms and outbuildings has grown enormously over the past five years. Whether it is a home office, a studio, a gym or a garden room for relaxing, these structures add real value to a property and can transform daily life. Understanding the planning and groundworks requirements is essential before starting.
Permitted Development Rules
Most garden outbuildings fall within permitted development rights and do not require planning permission, provided they meet certain criteria. The key rules for England are:
- Must not be in front of the main house elevation
- Maximum height: 2.5m within 2m of a boundary; 4m with a dual-pitched roof elsewhere
- Must not cover more than 50% of the garden area
- Cannot be used as a separate dwelling
- Listed buildings and some Conservation Areas have different rules
Groundworks Requirements
A garden room needs a firm, level base — typically a concrete slab or screw pile foundation. The choice depends on the ground conditions and the size and weight of the structure. A concrete slab is the most common choice for permanent structures in Hampshire.
Connecting Services
If electricity or water is required, connections need to be planned before the base is laid. Running armoured cable and water supply underground is far easier before the base is in place. Always use a qualified electrician for garden connections.
